Scottsdale Luxury Market Report: Q2 2026
Inventory tightens across Silverleaf and DC Ranch as demand from California and Pacific Northwest buyers accelerates. Here's what the data says.
The Scottsdale luxury market continued its strong performance through Q2 2026, with median sale prices in the $2M+ segment rising 8.4% year-over-year. Inventory remains historically tight — particularly in gated communities like Silverleaf and DC Ranch — where active listings are down 22% compared to Q2 2025.
Demand from out-of-state buyers, particularly from California, Washington, and New York, continues to drive competition. Properties priced correctly and presented well are receiving multiple offers within the first two weeks of listing.
The $5M+ ultra-luxury segment saw 14 closed transactions in Q2, up from 9 in the same period last year. Troon North and Paradise Valley led this segment, with several off-market transactions that never appeared on the public MLS.
Looking ahead to Q3, we expect continued demand pressure with modest inventory increases as some sellers who have been waiting take advantage of elevated prices. Buyers should be prepared to move quickly and have financing pre-arranged before touring properties.
