Paradise Valley Real Estate: Mid-Year 2026 Update
Paradise Valley's ultra-luxury segment is outperforming all other Valley markets. New construction demand is at a 10-year high.
Paradise Valley continues to be the crown jewel of Arizona luxury real estate. With no commercial development allowed within town limits, PV's residential character and privacy are unmatched — and buyers are paying a premium for it.
Through the first half of 2026, median sale prices in Paradise Valley reached $4.2M — up 11% from the same period in 2025. The $10M+ segment has been particularly active, with 8 closed transactions compared to 5 in H1 2025.
New construction demand is at a 10-year high, driven by buyers who want modern finishes, smart home technology, and energy efficiency that older estates cannot provide. Several custom builders have waitlists extending into 2027.
For buyers considering Paradise Valley, the window of opportunity may be narrowing. Inventory is at historic lows, and the combination of limited land and strong demand suggests continued price appreciation through the remainder of 2026.
